Going through the whole process of selling your house can be daunting, but there's no need to worry: you are in great hands! My goal has always been to make this process for my sellers as successful yet stress-free as possible. Since 1991 I have sold over 1000 homes. Believe me, that's a lot of condos, townhouses and houses...there was even a farm! These days the majority of my business comes from past clients and from people who are referred to me, for which I am so grateful. What can I say, I feel so fortunate: my clients love me!

Determining the best time for you to sell.

Thinking of selling but don't know if it's the right time? Let's talk! We'll consider all of the factors (market conditions, motivation, etc) and determine a plan of action. If I don't think conditions are right for you to sell, then I'll tell you that, and we'll keep in touch until things change. I will always be truthful!  When the time is right, let the fun begin!

What to expect when we meet.

Hiring a realtor with tremendous local knowledge is so important. This is where my 26 years of experience comes in handy! When we meet, I will discuss exactly what tools we will use to market your property. These marketing tools include hiring a professional home stager who will help make your home look even better than it already does! Professional photographs and floor plans will help your listing stand out over and above your competition on the MLS service, plus also on about 20 additional real-estate related websites. Youtube? You bet...plus other social media too! Your listing will appear on local RBC Bank windows too. There's more! We can review the balance of the marketing when we talk.

Together we'll go over current similar active listings and, most importantly, recent comparable sales, to determine the best pricing for your home. Please note that I am not a "sugar coater"...I'll tell you the whole truth, whether you like it or not. Lastly, we'll go over the cost of selling so that there are no surprises for you. Then, if you want, we can get the ball rolling. But if it's not what's best for you, or you've changed your mind or don't like what I have to say, then we simply won't move forward. That's OK too! Prepare Your Home For Viewing.

Get your mop, vacuum, tool belt & paint brush and give your home a mini make-over. Need a painter? New flooring? Plumber? Handy man? I have the resources to provide you with help for all of these trades. Get rid of the clutter, clean everything, and repair as much as you can within reason. Add some beautifying touches like new door handles on cupboards, a paint touch up, flowers, and more. Small details can make a huge difference. Ask yourself: is this what they'd have or what they'd do in a show home? You'll answer your own question! Please remember to always maximize the amount of light entering into your home, both via windows and lamps. So important!

 Is your mortgage portable without any penalties? Can you discharge your mortgage without any penalties? Does capitol gains tax apply to you? Talk with your mortgage broker and perhaps your accountant to see what applies. This is a good time to hire a lawyer or notary...I can help with ALL of this!
