Selling Your Property

Before Selling

I know just the idea of selling your home is daunting. But not to worry, that’s why I’m here. I’ve sold well over 1,000 homes (houses, condos, townhouses and even a farm!) since 1991. I’ll chat with you and we’ll consider all the factors (market conditions, motivation to sell, etc) and determine a plan of action. If I don’t think conditions are right for you to sell, I’ll encourage you to wait and we can keep in touch until things change. I will always be honest and have your best interests in mind.


When we Meet

Hiring a realtor with a wealth of local knowledge is of utmost importance.

When we meet, we’ll go over current similar active listings, recent comparable sales and determine the best pricing for your home. I will not sugarcoat this process. I will tell you exactly what I believe your home should be listed for to encourage activity and movement but also to get you the highest price possible.

We will also discuss exactly what tools we will use to market your property. Hiring a professional home stager will make sure your place is set up to sell. We’ll hire a photographer who knows just how to take the right wide-angle shots to showcase your home and a floor plan service will help your listing stand out over your competition on MLS.

Along with MLS, your listing will appear on around 20 additional real estate websites, YouTube and other social media too.


Prepare your Home

Now is the time to give your home a mini makeover. If anything needs to be done – painting, flooring, plumbing, whatever! I have the resources to provide you with help for all trades necessary. I also have a handyman available if there are other things that need to be repaired around the house. You’ll need to get rid of any excess clutter and clean everything. We can even hire a house cleaner to get every corner sparkling. Lighting is very important so make sure those windows are clean and the lights are on. Extra touches like new door handles, paint touch ups, flowers or anything else you can think of is the icing on the cake. Ask yourself: is this what they’d do in a show home? Then the tricky but absolutely necessary part… keep your home in show-ready condition and accommodate as many viewing requests as possible.


Marketing your Home

This is my expertise! My marketing background and nearly 30 years of local real estate experience will help me successfully market your home. I will go over my plan, step by step when we meet. These days, you need a combination of traditional media, MLS, online and networking between fellow realtors.


Prepare your Papers

Is your mortgage portable without any penalties? Can you discharge your mortgage without any penalties? Does capitol gains tax apply to you? Speak to your mortgage broker or accountant as early in the process as possible. is also a good time to hire a lawyer or notary. You want someone to help you with the details before they matter.



I’m an expert negotiator. I will walk you through the entire process and we’ll discuss every detail. This is one of the most important reasons you hired me: my negotiation skills. We will evaluate any offer for what it’s worth and consider everything. Successful negotiation is an art because it’s an incredibly emotional time.
